Twelve rooms above the dunes

A guest pays the same $210 either way.
You can hand them $34.60 of it.

16.47% off your own rate, and you still keep more than the channel leaves you. The arithmetic is below, and it is yours to change.

One room-night, four ways of counting it

The channel takes its cut before you see the money. The question is what is left to give away.

$148.15

What a channel booking leaves you

After 17% commission and the 15% of channel bookings that cancel and do not resell in time.

$180.09

What a direct booking leaves you

At your own full rate, after the card fee, your booking engine, and the cost of winning the booking.

$31.94

The room you have to move

The whole of the difference, per room-night. Give away less than this and you are ahead.

$22.35

What survives the billboard effect

Thirty percent of direct bookings only exist because somebody saw you on a channel first. That is a real cost of leaving.

Twelve rooms, $210 a night, 71% full, 58% of it through channels. Change any of those and every figure above moves.

A working house, not a hotel

Twelve rooms, one sitting for dinner at half past seven, and a boot room that smells of the tide because that is what a boot room is for. There is no spa. There is a drying rack, a tide board, and a shelf of binoculars that belong to the house.

We have kept the rates on the same page as the arithmetic that produces them, because a guest who can see why direct is cheaper tends to book direct the next time without being asked.

The last mile is a track

Half a mile of it, unmade, with passing places. Any car manages it. The bus comes twice a day and we will fetch you from the stop if you say when. The causeway walk is passable either side of low water and that is not a suggestion.

Nobody has ever cancelled because the road was a track. Two people a year cancel because nobody told them.

Marram

Twelve rooms above the dunes. Dinner at one sitting. Boots by the door.

Small print

Marram is a demonstration property. The house, its rooms, its people, the walks and every rate on this site are invented for the template.
