The terms of a stay: what a booking commits both sides to, and what happens when a plan changes.

A booking

A booking is confirmed when we have written to say so, not when an enquiry is sent. The rate quoted in that confirmation is the rate, and it does not change afterwards for any reason.

Payment

A third of the total holds the room. The balance is due on departure. A direct booking is charged once, on one card, and there is no resort fee, no service charge and no cleaning fee added at the end.

Changing or cancelling

Cancel more than fourteen days ahead and the deposit is returned in full. Inside fourteen days it is held against the room, and if we relet the room it is returned anyway. Moving a date is free if we can do it, and we usually can outside high season.

Minimum stays

Minimum stays are by season and are listed on the rates page. They exist because a turnaround costs the same whether a room is occupied for one night or four, and they are the reason the out-of-season rate can be what it is.

The house

One dog, in Dunlin. Children over eight anywhere but Lymegrass. No smoking anywhere indoors. Damage is charged at what it costs to put right and nothing more.

Things outside anybody’s control

If the road, the weather or the water stops you reaching the house, the deposit is returned in full. That is not a goodwill gesture, it is the term.
